Pre-vacuum and spot treatment
Dry soil comes out first — that's the sand and grit doing the damage. Then traffic lanes, spots and problem areas get pre-treated and given time to break down.

Truck-strength heat and suction pull soil out of the pile rather than pushing it deeper. On tile, high-pressure extraction lifts grime out of the grout lines.

Before you book
How long does carpet take to dry in this humidity?
Usually 4 to 8 hours with the air conditioning running. We groom the fibers and set air movers on heavier areas to speed it up. Keep the A/C on and ceiling fans going, and stay off the carpet in socks or clean shoes — not colored plastic bags, which can transfer dye onto damp fibers.
Can you get through the gate at my community?
Yes, as long as we're on the list. Add us to your guest list or give the guardhouse our name and arrival window when you book. If your association needs a certificate of insurance on file first, send us the contact and we'll take care of it.
Do you clean second-floor condos and coach homes?
Regularly. We protect shared hallways and stairwells on the way in, and for upstairs units we use lower-moisture methods and extra air movers so nothing stays damp over the unit below.
Will golf course sand really come out of the carpet?
Most of it, yes — but it has to come out dry first. Bunker sand sits at the base of the pile where household vacuums can't reach, so we pre-vacuum thoroughly before any water touches the fibers. Wetting it first just turns it to mud.
Can you clean before we arrive for the season?
That's one of our most common Estero jobs. Give us a key or lockbox code and we'll clean carpets, tile and upholstery ahead of your arrival so the place is fresh and dry when you walk in.
Are your products safe for pets and kids?
Yes. We use eco-friendly, pet- and child-safe solutions, including our enzyme treatments for urine. Once the area is dry, it's safe for everyone in the house.
How fast can you get here?
